Taking It to the Next Level

CBR Tech Support has received many calls from members requesting Comparative Market Analysis (CMA) software, desktop database software, or auto-notification scheduling software that is affordable and mobile.  CBR Tempo is an invaluable asset; however  after seeing the true power of the computer and the Internet, members are looking for even more help to sell their listings.

Last October the MLS Committee and Board staff tested and approved such an enhancement tool — Tarasoft Titan 2003, which will be referred to as Titan for the remainder of this article.

Tarasoft Titan may not appeal to you if:

  • you avoid using the computer/internet when possible
  • your clients/customers don’t use the internet to search for properties
  • you have no need to provide listing data directly from the MLS (via the internet) when out with clients/customers.
  • you aren’t concerned with prompt auto notifications to your clients when new listings come on the market

However, if you find that these abilities are desired or required, then Titan is the tool to help!

So what can Titan really do?  Interestingly we started researching software to provide an offline database that you, our members, can use while on the road.  Titan fit this bill quite well.  Additionally, it has an enhanced CMA report and the ability to setup more frequent auto-notifications, where Tempo provides notifications only once daily.

The Database
The database allows you to create searches using fields specific to your client needs and download the results to your computer.  This is especially powerful when done on a laptop. 

As an example, if you have a family that is interested in relocating to the north side, let’s say Worthington.  With Titan, you can create a search, using all the same fields that are in Tempo, for the areas of DU (Dublin), WO (Worthington), WE (Westerville) and NA (New Albany), the List Price, Bedrooms, Baths, and any other features your client desires.  Once you have done this you can run the search and it will download the listings and photos to your laptop. 

Since this database is on your laptop, you no longer need to be connected to the Internet so you can take your laptop and the family out to see houses.  While driving to the destination, the family can search the Titan database, while not connected to the Internet, to find houses they like.  Since you searched other north side areas besides Worthington, they can view those listings as well in case they cannot find the Worthington house of their dreams.
 
e-Mail Results to your Client
Not only can the Titan database e-mail search results to your clients, it can be configured to automatically search at specified hourly intervals and then email the new listings to the client, all without the REALTOR® being at the computer. 

Titan does not need to be running and connected to the Internet for this to work.  However the scheduler needs to be enabled and once setup it will constantly keep your clients up-to-date with any new listings added since the last scheduled update. 

CMA Reports
The Committee was really impressed by Titan’s CMA Reports.  Titan has a comprehensive report generator that greatly enhances the Tempo system.  It can provide charts, personal banners, various format styles, and other value added personalized information sheets.  In short, you can provide your client everything from a simple 3-page CMA report to an in-depth 20-page CMA report explaining most of the ins and outs of how the report works and comes to its conclusions.

Etc.
There are a few other features that are also of tremendous value such as the ability to add Microsoft Streets and Trips to seamlessly provide superior mapping abilities.  Titan also provides a slideshow capability that can allow for a continuous display of available listings at a central computer location, such as a model home or sales booth.  Titan also has a true expired search that simply requires an area selection and dates in which to search, or it can have further search parameters such as price.   Finally, Titan provides a pre-formatted flyer wizard that allows you to enter your specific listing information in one of its attractive designs.

The ability to provide a more timely and polished product to today’s clients is essential.  With its many valuable tools Tarasoft Titan 2003 does this, allowing a REALTOR® to take business to the next level.
