MLS doesn’t make ‘cents’
Be advised that, when recording the sales price for your MLS listing, our system does not recognize a ‘period’ as a decimal point or any additional ‘cents’. Therefore, if you record a sales price of $245,575.77, the system will actually read the sales amount as $24,557,577! Although most sales prices are usually full dollar amounts, this situation occurred recently. So, round your sales amount to the nearest dollar amount, please.
You might not be entitled to a commission when showing properties not listed in the CBR MLS
If you show any property listed in the CBR Tempo MLS, you can expect to receive a commission for the amount listed. HOWEVER, if you show a property not listed in the CBR Tempo MLS and your broker IS NOT a member of MLS in which the listing appears (i.e. Licking County Board of REALTORS®, Northern Ohio Regional MLS, etc.), you cannot assume you will be paid a commission for selling the property.
An MLS, by definition, is an offer of compensation to participants. However, that offer does not extend to brokers who are not members of that MLS. In this circumstance, any compensation would need to be addressed/confirmed between brokers.
Enrolling children in school prior to closing the sale and establishing legal residency within that school district
Within the next month, you may be working with a buyer whose contracted home is located in a different school district, but is not expected to close before the beginning of the school year. As many school districts charge tuition for non-resident students, two school districts (Gahanna and Worthington) were contacted recently to see how to handle this situation. Both said that, upon receipt of a copy of the signed purchase agreement, a 90-day grace period on the tuition was offered. Both also believed that this is a generally accepted practice locally. However, your buyer should contact the Board of Education in their intended new school district to discuss their situation.
Relocation - Compare Cities
MSN House & Home has a tool for comparing life in different cities. The tool allows users to enter two U.S. cities, whether they are in the same state or not, and with the click of the mouse, a detailed comparison chart is provided. A wide range of facts are included, such as population, median age, median household income, cost of living indexes, school ratings, level of education, unemployment rate, weather stats and so on. Even if you’re not working with a relocating client, it is interesting to see how Columbus compares with other U.S. cities.

MLS Reciprocity Agreement with Licking County
Our new reciprocity agreement with the Licking County Board of REALTORS® allows a CBR broker to join the Licking County Board and then, only those agents in that office who wish to, could join the Licking County MLS and pay those fees. This is a change in that, traditionally, all agents within the office were expected to join the Board/MLS if the broker joined.
For more information on membership in the Licking County Board of REALTORS®/MLS, call (740) 345-2151.
KeyBox Reciprocity Ageement with Licking County
Our new reciprocity agreement with the Licking County Board of REALTORS® will allow you to use your SuperKey to access electronic KeyBoxes in the Licking County area without having to pay any additional dues or fees! However, please note that, although we now have this reciprocity agreement, these are still two separate systems with separate servers.
If you would like to be able to access homes using the Licking County KeyBox system, bring your SuperKey to CBR to be programmed. The Licking County code must be added to your SuperKey via our Kim server program base. (Sorry – This must be done physically and cannot be done via the phone or internet.) So bring your SuperKey in to the KeyBox office which is located in the CBR Member Service Center (store.)
Your SuperKey will then need to be updated twice monthly – once for the CBR system and once for the Licking County system.
For questions or assistance, please contact: CBR KeyBox Administrator at 614-475-4000 or Licking County office at 740-345-2151 |
