The Central Ohio REALTORS® Political Action Committee -- is a fund created to support those issues and candidates in central Ohio who support the promotion and preservation of private property rights, to thereby create a favorable real estate environment for the real estate industry.
Members have several opportunities to support the fund each year, including: sending a voluntary contribution with their dues renewals, or by attending one of the fun and exciting CORPAC member events held during the year. The CORPAC Auction and the CORPAC Golf Scramble give members the opportunity to network, have fun and support CORPAC all at the same time. Two-thirds of all funds raised by CORPAC are forwarded to the Ohio and the National REALTORS® Political Action Committees to support real estate-friendly candidates running for state and national office. | |
Look what a CORPAC contribution of only $1 for each of the following reasons will do to help protect your bottom line! 1. Direct access to the legislative process. A consistent bipartisan effort has provided REALTORS® a voice clearly heard on both Democrat and Republican sides of any issue. We are well recognized for being one of the strongest grassroots organizations.
2. We are not a single-issue interest group. REALTORS® represent all issues affecting residential and commercial property owners, individual private property rights and property management concerns.
3. Property tax reduction. REALTORS® have consistently fought for property tax relief. Whether it be defeating a statewide transfer tax or protecting the property tax rollback relief for homeowners, REALTORS® remain a major force in this ongoing debate.
4. Private property rights and eminent domain. REALTORS®, along with a coalition of business, industry and agricultural organizations, initiated legislation that requires governmental agencies to formally assess the merits of a taking's action before taking someone's private property.
5. Land use issues. REALTORS® continually work to ensure that the rights of private property owners are protected in legislation and administrative rules in areas such as wetlands, abandoned industrial sites, high risk erosion areas and the rights of private property owners.
6. Environmental issues. REALTORS® have been successful in passing legislation that brings increased accountability to the Ohio EPA by requiring that cost benefit analysis and scientific documentation be presented when new environmental laws or regulations are being considered.
7. Transfer taxes. REALTORS® have consistently opposed legislation proposed by state and local governments to raise property transfer taxes as a source of revenue.
8. Impact fees. REALTORS® have been successful in defeating legislative efforts which would have established a $5,000 unit impact fee on all newly built homes in Ohio, a proposal which would have had disastrous implications for homeowners and homebuilders.
9. Growth limitation policies. REALTORS® continually oppose legislation that will create moratoriums and other prohibitions against real estate development.
10. Preservation Fees. REALTORS® have defeated repeated legislative attempts to give authority to local governments to assess a 1% village preservation tax on the conveyance of real estate deeds. 11. Sales Taxes. REALTORS® got legislation passed to exempt paying sales taxes on freely distributed advertising; and defeated attempts to make real estate commissions subject to sales tax.
12. License law changes. REALTORS® were successful in clarifying a number of license law issues - including dual agency, buyer brokerage, etc.
13. Commercial brokers lien law. REALTORS® got Ohio legislation passed that allows commercial brokers to file a lien on commercial property to ensure payment of their commission when a transaction is completed.
14. Mandatory property condition disclosure. REALTORS® initiated and were successful in getting legislation passed that requires sellers to disclose known defects in their property. This legislation serves to protect all parties of the transaction -- the seller, the buyer, and the salesperson.
15. 72 hour cooling off period for real property sales. REALTORS® got legislation defeated that would have allowed buyers a 72 hour cooling off period after agreeing to the sale of real estate.
16. Homestead exemption. REALTORS® worked successfully to expand income eligibility to $20,800 for the homestead exemption.
17. FHA. REALTORS® prevented the reduction and elimination of the Federal Housing Administration.
18. Capital gains tax reduction. REALTORS® worked hard to regain a reduction in the capital gains tax that had been taken away in the 1986 Tax Reform Act.
19. Mortgage Interest Deduction. REALTORS® continually fight efforts to eliminate or place limits on the mortgage interest deduction.
