• Boarder income may be used to qualify

• All cash for down payment and closing may come from a gift
• Non-occupying co-borrower may help to qualify

VA Loans

• No money down
• No minimum credit score
• Higher qualifying ratios
• No payment reserves required
• Gift funds may be used for closing costs
• No income limits

• Income from secondary unverifiable sources or income from a boarder may be used to qualify
• Using a non-occupying co-borrower to help qualify
