Transfer Fee Rate Updated on Sellers Net Sheet

The financial worksheet "Sellers Net Sheet" has been updated to reflect the correct transfer fee. This fee was recently changed to $2 and had not been updated on Tempo until this week. Please be aware of this potential problem if you have previously used the Sellers Net Sheet with clients.

New Mapping software - still working on?

The task force has narrowed the vendor selection down to two and is working diligently toward a decision that will provide members with a much more efficient mapping tool.

Advice? Wait on MS Vista

Microsoft's (MS) new operating system named Vista is due to be released soon. Until it is released and tested, we can't say for certain that CBR Tempo will work properly within this new system. Although we don't anticipate `issues', we'd like the opportunity to try it first.

Here's what MLS Tech Staff recommends:

  • Don't upgrade your current system. MS Vista has been designed for a new generation of hardware, which most of us don't have. Buying an upgrade for an older computer would require a version of MS Vista to perform below its full potential. Also, though Microsoft and Apple have taken great strides to make it easier, upgrading an operating system is still a process that can cause real headaches if not done properly or, even if done properly, may uncover `issues' the company did not anticipate. 
  • Wait to buy a new computer. As with any new operating system, there will be growing pains and bugs to work out. Let someone else `feel the pain.' 
  • When you buy your next computer, make sure you get one with the new MS Vista operating system (installed by the factory). 
  • And when you make your next purchase, don't overlook buying the `extra's that Vista has been designed to utilize. There is no point in purchasing a watered down computer and operating system.

Getting a new operating system is exciting and we're looking forward to playing with this new technology and getting comfortable with it so we can help members as they navigate CBR Tempo? via this new operating system.

But, until we've had some time to explore it, please hold off upgrading to MS Vista or buying a new computer that has MS Vista. Your MLS is too critical a tool to risk problems in functionality.

Fines Update

Blank or Incorrect Information in Required Fields
Required data entry items, which appear in red on the data sheets (worksheets) and blue on the computer screen, must be completed accurately using any and all provided or available resources. Entering zeros to bypass a required entry field is prohibited if the information is available from outside resources or MLS provided sources including but not limited to Realist, area atlas, or auditor records.

Municipality or City?
One required field that has the most confusion is the municipality field. Municipality is either the name of the township in which the property is located, or if not in a township, the name of the city in which the property is located. If you are not sure if the property is in a township or within the corporation limits of a city, you can get that information from the county auditor or Realist. Remember - the municipality is NOT necessarily the mailing address for the property but rather the township or city corporation limits where it is located. In contrast, the city is simply the mailing address for the property.

Example?For property located within the corporation limits of Reynoldsburg, the municipality is Reynoldsburg and the city is Reynoldsburg. However, for property located in the corporation limits of Columbus, the municipality is Columbus but the mailing address (post office serving the area) could be Powell, Reynoldsburg, Hilliard, New Albany, Groveport etc. and that information is easily found on the auditor site or Realist.
