Changes to the Million Dollar Club Reporting Requirements

New Residential Disclosure Form

Must be used as of Jan. 1, 2007
The Residential Property Disclosure form has been revised by the Division of Real Estate to include mandatory language regarding the availability of information on the operation and maintenance of the property's sewage system.

The new language is included near the top of page two and states as follows: "Information on the operation and maintenance of the type of sewage system serving the property is available from the department of health or the board of health of the health district in which the property is located."

Agents are required to use the form as of January 1, 2007.

It is not necessary to have sellers complete the revised form for properties that were listed prior to January 1, 2007, however, if a listing is extended or re-listed after that date, the new form should be used.

All Listings now forwarded to Realtor.com 

Policies adopted by the National Association of REALTORS® at the NAR Convention require the nation's 850 REALTOR® association owned multiple listing services to include all property listings carried by MLSs in feeds distributed to MLS members and national aggregators like Realtor.com. This policy applies to all listings regardless of the type of listing agreement.

Currently, CBR is only forwarding Exclusive Right to Sell listings. However, beginning January 1, 2007, CBR will be forwarding Exclusive Right to Sell, Exclusive Agency, MLS Entry Only and Limited Representation listings to Realtor.com.

CBR will also be including all four listing types in its feed to members for display on their company web sites. A broker may select (or deselect) the listings they wish to display on the basis of objective criteria such as location type of property, compensation offered for buyer's agents or the level of service provided by the listing company.
