New Status "Sold Non MLS" Allows Selling Agents to Enter Listings Directly as Sold Status

The CBR Tempo MLS system added a new status in mid September -"Sold Non MLS". This new status will allow members of the MLS to add listings that were never active on the MLS. These listings were sold "off MLS". This would include properties such as "for sale by owner", sold by builder, bank, etc. This new status will use a new numbering system unique to Sold Non MLS listings.

All Sold Non MLS listings will have MLS numbers beginning with a "5" for 2005 instead of the "25" typical of 2005 active listings. The numbers will be sequential beginning with 5000001. Sold Non MLS listings can be searched using Quick Search, Custom Search, and Hotsheets, and will display in all fields on Tempo where status appears. The reports will show the MLS number and status in the same location as active listings.

Sold Non MLS listings will never appear on the MLS with an active status. No active MLS member has ever represented the seller in any of these transactions. The buyer in the transaction was represented by a REALTOR® that is a member of the MLS. Sold Non MLS status was created to allow these agents to properly quantify their sales transactions, even if the listing agent was not an MLS member. Since the nonmember is not listed by name or company, there is no credit given for non-members. Only currently active, MLS member agents and brokers will be able to enter listings as Sold Non MLS.

Saving a listing as Sold Non MLS is as simple as entering a listing as active. The process differs in only one aspect: Listing Agent Name. For Sold Non MLS listings, the correct listing agent will be "Non Member Agent". The correct listing office will be "Non Member Office". The office number will be 09980.

When entering a listing as Sold Non MLS, the agent will proceed to the Add/Edit page as they would normally for an active listing. They will enter the basic information on the short form such as area, price, city, etc. When the agent gets to the Listing Agent field, they must enter "NON" in the agent first name field. When they hit search, this will bring up the agent name "Non Member Agent". This is the only correct listing agent for Sold Non MLS listings. If any other listing agent name is used, "Save as Sold" will not appear on the next screen.

The agent will also be required to use Get Tax Data to allow Realist to Auto-populate the tax data for the Sold Non MLS listing. If Auto-population fails, the agent can then enter the tax information manually, same as active listings. When the information is entered correctly, and the agent clicks "Save and Continue", they will be taken to the "long form". This is the typical listing worksheet that is filled out for every listing. The only difference on this page will be the buttons on the pink bar at the right. Instead of Save as Active, the bar will say Save as Sold. If Save as Sold does not appear on the bar, that means the listing agent selected was an active agent instead of "Non Member Agent". When all of the long form data is entered correctly, the agent will hit Save As Sold on the pink bar. This will proceed to the Sold Non MLS screen.

The Sold Non MLS screen is specifically and uniquely for Sold Non MLS listings. The selling agent information will be entered on this screen. The agent will also be required to fill in two new fields: Type of Sale and Builder. The type of sale field will be a drop down menu with several options including Auction, Bank, FSBO, HUD, New Construction, and Other. For new construction, the "Builder" field must contain the name of property builder. For all other types of sale, N/A should be entered. When all fields are correctly filled, simply click Save as Sold button to be assigned an MLS number and be added to the MLS database as Sold Non MLS.
