Randy Stephens, Michael Zelnik and Michael Young, Columbus Commercial Realty - Cushman & Wakefield Alliance are the recipients of the Most Unique C/I Transaction Award. The criteria for this award can fall into many categories— a difficult or complex transaction, a creative use of property, or a transaction that has overcome many problems. This year’s winning transaction was truly unique.
It involved the re-development of the 252-acre Lucent Technologies complex on East Broad Street into housing, offices, and retail shops. Part of the complex was also sold to Mount Carmel Health System. This extraordinary sale will create over $35 million dollars of new real estate investment, creatively turning this former manufacturing complex into profitable businesses, as well as homes.
1031 Exchange Transaction
Chris Miller and Greg Weber
Grubb & Ellis Adena Realty
Greg Weber and Chris Miller of Grubb & Ellis-Adena Realty are the winners of the 1031 Transaction Award. The 1031 Tax Deferred Transaction Exchanges can present unique obstacles and the winning transaction was no exception to that rule. Greg and Chris’ transaction had them representing two entities who ended up pooling their resources in a tenant-in-common arrangement to purchase a property that had several challenges to overcome, including the fact that the properties weren’t on an individual parcel and that there were several other easement issues. In the end, eight months of hard work paid off with the successful completion of the transaction.
